RREEF Real Estate has bought Reading International Business Park on behalf of a leading Asian pension fund for ?140.15m.

Reading International Business Park was developed in 2001 and has been sold as a freehold. The business park serves as the European headquarters of US telecommunications company Verizon Communications, and is fully let in two separate leases with an average length of 10 years.

The property is located on Junction 11 of the M4, close to Reading town centre.

Today?s ever changing real estate industry has brought upon some very challenging questions from our clients. We as counselors, want to put forth the best, non-emotional advice that we can, in hopes that we can help our clients and their families navigate the rough waters of the short sale process.

The most prevalent question and one that continues to permeate the industry is:

?Why should a seller go through the short sale process rather than letting their house be foreclosed upon???

While we cannot speak to every client circumstance, we can say one thing with complete conviction.? In almost all instances in which a potential seller is contemplating whether they should short sell their house or let it go through the foreclosure process, a short sale is the better option. The following are examples to consider:

Example A- Short Sale

Mr. Smith owns a home in which he has a mortgage balance of $220,000 and a current market value of $150,000. Mr. Smith has elected to short sell his property. His Realtor successfully obtains a buyer who puts forth an offer price of $120,000 (80% current market value according to Realty Trac Foreclosure Report 5/26/2011). After reviewing the buyers offer and the financial hardship information from Mr. Smith, Mr Smith?s bank agrees to accept the short payoff of $120,000 which would leave a deficiency balance of $100,000.

The transaction closes and is final.? Mr. Smith then pulls his credit report 30 days after the transaction takes place. On the report he notices that the mortgage trade line states ?Mortgage debt was settled for less than full? and the balance on the mortgage is $0.? Mr. Smith is now on the road to financial recovery.

Example B- Foreclosure

For the ease of illustration we will use the same value and mortgage debt amounts as in Example A. However, Mr. Smith has elected to forgo the short sale process and let the bank foreclose on the property.? The bank holding his mortgage facilitates the proper legal procedures to foreclose on the property, all of which are costly.? Mr. Smith is notified and his property foreclosed upon of which is taken back by the bank to sell as an REO.

Six months later, the bank finally sells Mr. Smith?s home only they sell it for $90,000 (60% of current market value according to Realty Trac Foreclosure report dated 5/26/2011). Remember, as a short sale, the home would have sold for $120,000 keeping the deficiency to $100,000. In addition to the deficiency now being $130,000, the bank has elected to add on legal costs of $15,000 and asset preservation costs of another $5000 for a total deficiency liability of $150,000. Mr. Smith pulls his credit report 30 days after being notified that the bank has sold his property and of his liability.

On the report he notices that the mortgage trade line states ?Foreclosure? and the balance is $150,000. Because of Mr Smith?s choice to choose foreclosure vs. short sale his road to financial recovery has taken a major detour. He not only has a foreclosure on his credit report but know has a much larger deficiency balance in which the bank, in most cases, will report on his credit report as a balance owed.

While the financial and credit advantages are clear when choosing a short sale over a foreclosure, other advantages are sometimes overlooked. The most important of all of them is maintaining the seller?s dignity and peace of mind. We have heard too many stories of families having to leave their homes because of a Sheriff?s order or some other type of legal action. The short sale process alleviates this negative social impact. The process puts the control back in the seller?s hands so that they can get back on the road to financial recovery and start providing for their families. In the battle of the two evils, a short sale always wins!!!

Those are some pretty epic promises coming from the folks at Canonical, especially since we've seen the most recent beta and Ubuntu 11.10 and, while its packed with welcome improvements over Natty, it's not exactly revolutionary. Still, we're excited that on October 13th the final release of Oneiric Ocelot will be hitting the web with an improved Dash that integrates search Lenses, new default apps, a spiffed-up app switcher and application syncing across multiple devices. There are plenty of other little tweaks and improvements that add polish to the popular Linux distribution -- more than we could possibly cover without inspiring a string of TLDR comments. If you're the adventurous type you can download the second beta now, but we suggest you wait till the timer at the source link reaches zero. Relections on a Visit to Germany

I am a secular Jew. I don't belong to a synagogue. I seldom attend religious services, yet I feel Jewish. I understood what Daniel Pearl said before he died. Being Jewish is part of my identity, not a choice or decision.

Recently I traveled to Germany for business and some side trips. I had previously spent a few days in Berlin in 1984, when I lectured on behalf of the State Department. What I remembered most was the Wall, the barbed wire, the soldiers vigilantly watching to prevent escapes from east to west, and the drabness of the Soviet sector.


This time was different. I planned a trip that started in the south, in Balingen near Stuttgart, then north to Bad Kreuznach, then last in Berlin, where I was speaking at an international education research conference.

The war ended 66 years ago. Yes, "the war." For people of my generation (I was born in 1938), it is still "the war." So, the question I asked myself as I packed for the trip was whether I could see Germany as it is now, not as the homeland of the Third Reich, and whether I could relate to Germans without picturing them as members of the Wehrmacht or concentration camp guards.

As I traveled through Germany accompanied by my partner, who is of German descent and who speaks a fair German, I made a point, when appropriate, of mentioning that I was Juden. No one blinked. Certainly not her family in Balingen, who warmly welcomed us and took us on a tour of the imposing Hohenzollern castle. They drove us to a mass grave near Hechingen, discovered by the French at the war's end, which held the remains of over 1100 Jews, Roma, and political dissidents.

In Bad Kreuznach, a stunningly beautiful medieval town on the Nahe River, the first site in the old town is a large stone marking the location of the town's synagogue, built in 1737 and destroyed on November 9, 1938--Kristallnacht.

Riding on the excellent train from Bad Kreuznach to Berlin, I found myself imagining a cattle car packed with people like me. When I went to the spacious toilet in first class, I thought of the Jews who rode for days in train cars where there was no toilet. I thought of them emerging into daylight, stinking from the journey, looking as dirty and smelling as filthy as their captors expected.

It is impossible to escape history in Berlin. Major street names resonate with echoes of terrible events. The guidebook said that Hitler had ordered the removal of the linden trees that lined the grand esplanade of Unten den Linden, to make way for a capacious parade ground. The trees have been restored, but I dimly heard the tramp of thousands of goose-stepping men in jack boots and imagined I felt the reverberations of the ground beneath my feet.

And yet these memories were eventually quieted by the dynamism and joyfulness of the city. We stayed in a small hotel near Alexanderplatz, in what was once East Berlin. It was hard to believe how seamlessly the city had become one in the past two decades. Now the eastern part of the city, like the western part, boasts elegant hotels, bustling cafes, and throngs of tourists. What was once Checkpoint Charlie is now just a tourist attraction, with the guardbox and signs preserved, warning that you are now crossing from one sector to another, but of course there are no sectors, just one city.

After taking in as many of the great museums as we could in six days, our last stop before leaving was Daniel Libeskind's stunning Jewish Museum. The exhibits tell the story of Jewish life in Germany from the early middle ages to the present. It is a story of magnificent cultural accomplishments and horrifying persecution. I couldn't help being reminded of an old Tom Lehrer lyric, "The Protestants hate the Catholics, the Catholics hate the Protestants, and everyone hates the Jews."


The atrocities against Jews intensified during the Crusades, recur at the time of the Plague (which was supposedly caused by Jews), and culminate in the Holocaust. The Holocaust is represented mainly through the display of small objects that belonged to a specific family or individual. So it is not the death of six million anonymous persons that we think about, but this woman, this man, this child, this grandmother, this one who did not get an exit visa or who hung himself or was betrayed. Significantly, the labels do not say "Mr. X died in Auschwitz," but instead, in each instance, "Mr. X was murdered in Auschwitz" or some other camp.

History presses in, and yet the lesson of Berlin for me was that even the worst of times comes to an end. Hitler was defeated, the Third Reich was destroyed, the division of the city of Berlin eventually ended, the Communist regime fell. None of this happened accidentally or naturally. It happened because of resistance, persistence, belief in a better life and a readiness to fight for it, even to die for it.

By the end of my ten days in Germany, I reassessed my emotions. Being in Germany made me keenly aware of my Jewish ancestry. Yet I felt no anger towards the Germans I met. I will never forget or forgive the perpetrators or even comprehend what happened in this nation, on that soil. But I think today of the many decent, kind Germans I met and of the candor with which the nation has acknowledged and repudiated the crimes of the past.

As I left Berlin, I realized that I was beginning to understand what was said to me when people spoke German. I was no longer hearing the guttural commands so common to World War ii movies, but the familiar, long-ago sounds of the Yiddish that my grandparents spoke.

Australians are renowned for their love of the stubby - that small bottle of beer essential to any good barbie. Even the most besotted beer-drinking cricket fan in Melbourne, however, is unlikely to attempt to mate with their stubby -- but that didn't stop an Australian jewel beetle (Julodimorpha bakewelli) from doing just that.

Biologist Darryl Gwynne, now at the University of Toronto Mississauga, Canada, and his colleague David Rentz, noticed the errant beetles in 1983 in Western Australia. On Thursday they were awarded an Ig Nobel Prize for their paper on the phenomenon: "Beetles on the Bottle: Male Buprestids Mistake Stubbies for Females".

Gwynne says the bottles resemble a "super female" jewel beetle: big and orangey brown, with a slightly dimpled surface.

NBA players, owners meeting for 2nd straight day (AP)

NEW YORK ? With exactly one month until the season is scheduled to start, NBA owners and players are meeting for a second straight day in hopes of ending the lockout.

Negotiators returned Saturday for further talks after the sides met for more than four hours Friday. All-Star players such as LeBron James, Dwyane Wade and Carmelo Anthony attended that session, but fewer players were expected Saturday.

An agreement on a new labor deal may be necessary in the next few days to avoid having to cancel regular-season games. Already part of the preseason has been scrapped, and Commissioner David Stern has said there must be progress this weekend or there will be "enormous consequences."

Both sides, however, have cautioned there is still plenty to work out.

"There are a lot of issues on the table. I think just even in question of the number of hours in a day, I'm not sure we could complete a deal this weekend," Deputy Commissioner Adam Silver said after Friday's meeting. "The question is how much progress can we make on the significant issues."

They made some on one of them Friday, but two big hurdles remain.

Stern indicated that the union will OK the owners' plan for enhanced revenue sharing. However, the salary cap structure and division of revenues between the sides remain obstacles.

A person familiar with what happened during Friday's meeting said the normally mild-mannered Wade angrily expressed frustrations with the process, directing most of his comments toward Stern and saying he felt disrespected by the commissioner at one point during the meeting. The person spoke to The Associated Press on condition of anonymity because the sides agreed to keep details of the day's dialogue private.

Stern emphatically denied he would threaten to cancel the entire season this early even if things don't go well this weekend. Still, he repeated that there would be danger in not making progress soon.

"Both sides agreed that the consequences of not making a deal lead us to the prospect of possibly at some point in the not distant future losing regular-season games," Stern said. "And we agreed that once you start to lose them and the players lose paychecks and the owners lose money, then positions on both sides will harden and those are the enormous consequences that I referred to in terms of trying to make a deal."

There were 21 players and 10 owners in the meeting. Paul Pierce, Ray Allen, Elton Brand, Baron Davis and Andre Iguodala were among the other players who stood behind union president Derek Fisher at his news conference after the session.

"We feel it helps the process for our teams to hear directly from a lot of times their star players, their franchise players, the guys who mean the most to our game," Fisher said.

Players have been frustrated that owners have shut them out of their plans for expanded revenue sharing. Stern had said the plan couldn't be completed until the collective bargaining agreement was done, so the league would first know how much it would be paying out to the players.

But Stern said the players now know everything the league knows and insisted "that will not be the issue that separates us." He has said the plan is for the revenue sharing pot to triple next season from this year's $54 million and added Friday that the goal was to quadruple it by year three.

The salary cap remains an obstacle. Players have stressed they will fight any attempt to impose a hard cap system instead of the current soft cap that allows teams to exceed it through the use of certain exceptions.

Owners this week relaxed their insistence on the hard cap, instead proposing a system where there would be four levels of the luxury tax, and the more a team spent, the higher that tax. (There is currently a $1 penalty for every $1 over the tax threshold.) But Fisher, without getting into specifics, said that system still wouldn't work for the players.

"I think the idea was if you removed the name 'hard cap,' that that would be good enough in itself. But we still believe the mechanisms ... still in just about every sense would be a hard cap for teams," he said. "There would be very few, if any, teams that would be in a position to spend over that particular number, so that's how we feel about it at this point. It doesn't mean that the negotiation is over, but it's definitely not anywhere close to where we'd be able to agree to it."

The division of revenues is the last of what Stern called the Big Three items. Owners are seeking to reduce the players' guarantee from 57 percent in the previous deal.
